Knowing the Right Time to Sell Your Home

Buying and selling your home can be stressful experiences. However, you can minimize the discomfort by doing as much research as possible to help with your decision-making.

Several factors should be taken into account when you consider selling your home. Firstly, do some research yourself before you visit an agent. How much is your home worth according to current market value? While real estate agents can give you a good indication, you may wish to have a home inspection carried out. A second factor is to estimate how much it will cost to sell your house.  These include the agent's commission and professional fees for lawyers, auctioneers etc. If you intend to sell your house without an agent, you need to factor in advertising costs and associated marketing fees. Be aware that you will need to pay tax along with seller closing costs. If you are unsure how to estimate these costs, an agent should be able to assist you.

If you choose to sell your home through an agent, make sure he or she is someone you trust who understands your agenda. You will be asked to sign a contract so ensure that you understand its contents thoroughly.

You will also need to estimate how much it will cost to purchase a new home. Along with the total price, you need to factor in moving expenses, home inspections, repairs to your property, insurance policies and the down payment.

Try to estimate what your profit will be to ensure that moving house will benefit you. To do this, subtract your mortgage from your home's market value and  then subtract all selling costs. The amount left over is what you will have after the sale. If this figure is not enough to purchase a new home, you will need to source alternative funding.

Selling your house is obviously more lucrative when the market is buoyant but good deals can still be made at other times. By taking into account the factors above, you can start making stress free decisions about selling.
