What is a Mortgage?
A mortgage, simply put, is a loan that is financed so that an individual may purchase a house or plot of real estate. As with any loan, collateral must be pledged at the time of the loan. Collateral is merely something that is offered in exchange for the loan in case one should default upon loan payments. Usually, collateral is of an equal or greater value of the loan given. In the case of a mortgage, the deed to the home is pledged as collateral.
A mortgage is a little more complicated than your normal loan, though. In addition to the original principal and interest payments that are due with any loan, there are also homeowner’s insurance premiums and real estate taxes that must be covered alongside the mortgage payments. Since the lender technically owns the home during the life of the mortgage, they are responsible for making these payments. Thus, in order for them to make these payments, the borrower must pay the lender rather than the respective institutions (insurance companies and local government) that would be collecting these additional fees.
Sorting out information on mortgages is often a difficult task. Even within your community, the rates being offered may differ. It is vitally important that you check as many sources as possible when deciding which bank or other savings and loan company you wish to do business with. Checking with your real estate agent and local housing authority is also of value since those involved in the business often know where to find the best rates. If you have access to a credit union, this may be your best bet. Because they are semi-private organizations, credit unions offer better rates on mortgages.
Another option when selecting a lender for your mortgage is to check around online. There are literally tens of thousands of home loan lenders online. Obviously, you will not be able to scour through all of these lenders, but you can at least educate yourself as to what is out there beyond your community.
